The following is a breakdown of how the 4% commission is split between the Real Estate Companies:
There are two sides in a real estate transaction…the listing side and a selling side. Coleman & Associates absorbs any discounted portion of the commission on the listing side, which keeps your property competitive for the "Buyer Agents" who show your home on the selling side. This allows you to be competitive and still pay a low total commission.
1% to Flexsell® -Coleman & Associates, Inc., the listing Broker

3% (higher, if you choose) to the selling Broker

4% commission when your home closes.
The following is a hypothetical scenario based on a $100,000 sales price.
If Coleman & Associates list your home using our “Flexsell Marketing Program” you will pay a total of 4% commission to the cooperating real estate companies.
Let’s use ABC Realty as an example. An agent from ABC shows your property to a prospective client. They fall in love with your home and bring you a full price cash offer. Your agent with Coleman & Associates will present you with the offer. You agree to all the terms and start packing. Your agent will work with the selling agent from ABC Realty on scheduling the Heating & Air, Termite, and Home Inspection. All of the reports come back clean and it is time to close on the sale. Your agent with Coleman & Associates will contact the closing attorney and make sure that all of the numbers are correct and then he/she will go over the HUD statement with you. (The HUD is a breakdown of all the cost for both the Buyer and the Seller in the transaction.)
On the HUD statement under the Commissions Paid section you will see the following for our hypothetical situation.
Coleman & Associates, Inc. $1000.00
ABC Realty $3000.00
Total Commission $4000.00
